A mixed use scheme combining 22 flats with a healthcare facility.
The proposal is for three, multi-storey buildings arranged between Windmill Road and Thornhill Road in an informal, dense arrangement intended to promote a sense of ownership for the residents and an appropriate urban character given its location.
Fronting Windmill Road a new 3-storey terraced building will contain a healthcare facility at ground oor with 2 oors of 1 bed, 2 person ats above accessed from a shared landing. The ground oor will be accessed via a covered entrance or ‘porte-cochere’ that also leads toward the 2 4-storey blocks behind.
Situated to the rear 2 matching 4 storey blocks conceived as large houses will be set around areas of private amenity space. These 2 blocks will contain 2 pairs of 2 bed 4 person ats at each oor with both stair and lift access throughout the scheme generous landings will be provided to promote interaction between residents.
The scale of all 3 buildings has been carefully considered to sit comfortably with the adjacent buildings including no 70 Windmill Road and the 2 storey terraced housing to the right hand side of the site when viewed from Windmill Road itself.
Linking these three buildings will be 3 ‘courts’ comprised of hard and soft landscaping behind secure entrances to create shared amenity spaces and a traf c free pedestrian route for occupants across the site. There will also be ample secure bicycle storage within the site and facilities for recycling within each block.
The brief is for three, multi-storey buildings to provide a mixture of residential accommodation, (combining 6 no’ 1 bed 2 person and 16 no’ 2 bed 3 person ats) together with healthcare facilities between Windmill and Thornhill Road.
The aims of the brief are that the new buildings should respond appropriately to their location; they should provide high quality contemporary residential accommodation together with a self-contained medical facility that meets the need for social infrastructure in the borough.
In their design and detail they should complement the scale of the existing context and should employ high quality, long-lasting and sustainable materials in their construction.
