Cityzen - Listed extension, conversion, refurbishment

Listed home refurbishment, extension, and conversion of an outbuilding and creation of glazed link.

The Grade II Listed property built as 2 mirrored flint cottages had undergone several revisions most significantly becoming a single dwelling in the mid-late 19th Century and the addition of a bay window. When the property became the Vicarage in 1925 a flat roofed extension was added to the original west cottage. The outbuilding lying along the road was also altered considerably over the years, from being a stable to a garage.
The vision was to preserve and enhance the existing heritage, convert the outbuilding/ garage to a studio for crafting and art works, create a glazed link between outbuilding and main house creating a new entrance. And finally a whole house refurbishment.
Cityzen provided services from concept through a multi-application planning process (7 in total by the end of the project, all approved and over 50 planning conditions all discharged).

We detailed the technical compliance liaising between building regulations and heritage protection. And finally provided the clients with a detailed construction package for cost confidence.

We provided both architectural design and building services engineering (everything for the plumber and electrician).

We additionally assisted throughout the construction stage providing setting out drawings for joinery and stoneworks.

The clients bought the property due to the magnificent views to the South Downs and wanted to be able to enjoy this to the full, and also increase the living accommodation for their large and active family.

The project commenced in 2013 with an initial concept of the client's vision, pre-planning negotiations throughout 2014, resulting in 5 planning applications to de-risk the project, ensuring none of the controversial elements put other elements at risk.

A further 2 planning applications were required to cover changes required during the build. All 7 were approved and all 54 planning conditions discharged!

We assisted the clients throughout the design and construction process, providing a fully coordinated (structure, architecture, building services engineering, fixtures and finishes) construction package so the client's had cost confidence.

The scheme changed throughout, not lease due to various surprises that the Listed property threw at us all.

The project finished in 2017 and has already won a local authority award for Best Extension or Alteration to an Existing Home in the South East.

A complex and long passion project that is a superb modern family home within a protected heritage asset.
